The multi-use development property Tangram utilizes many innovative technologies and methods, focused on sustainability and resiliency. The development team is proud to have installed a ventilated rainscreen facade system, making the development watertight at a faster rate than a typical masonry installation. Tangram also features a zero-sight-line window wall system to unify the facade.
F&T Group’s development team also worked closely with the NYC Office of Environmental Remediation (OER) in the New York City Voluntary Cleanup Program to investigate and remediate the 141,983 square-foot space Tangram would be built on. An environmental site assessment was performed for this project.
Site Environmental Remediation
Mandatory environmental remediation plan will be required to be approved prior to any new construction permitting, with all remediation to be performed under the supervision of and based upon guidelines issued by either the NY City Office of Environmental Remediation (OER) E-Designation Program or the NY State Department of Environmental Conservation (DEC) Brownfield Cleanup Program. Final sign-off by OER or DEC for the completion of remediation will be required prior to the issuance of a certificate of occupancy.
Publicly Accessible Waterfront and Open Spaces
As part of the rezoning, FWRA will be improving the current Waterfront Access Plan (WAP) by doubling the width of the required shore public walkway (from 20' to 40'), lengthening it by 400 linear feet to the North and also increasing the number upland connections from 3 to 4. FWRA will also be substantially increasing the total amount of required open space by 120% (3.0 acres to 6.6 acres). The waterfront and open space will both be publicly accessible while being privately funded and maintained.
Flushing Creek Waterway Relief
Privately funded major infrastructure additions and upgrades to the existing sewer and storm water drainage systems, along with the removal of contaminated soils currently migrating from the development lots into the creek will provide environmental relief to Flushing Creek, one of the most heavily polluted bodies of water In New York City.
Publicly Accessible Private Road Network
To alleviate traffic congestion in Downtown Flushing and improve pedestrian access to the waterfront, the new zoning will create 124,000 square feet of publicly accessible streets and sidewalks which will be privately funded and maintained.
Permanent Affordable Housing
The northern-most manufacturing and residential districts will provide Mandatory Inclusionary Housing (MIH).

Conversion to clean fuels to improve air quality by reducing harmful emissions. Natural gas will be utilized as fuel in all buildings.
Retention of recontamination control stormwater improves water quality by lowering the rate of combined stormwater and sewer discharges to NYC's sewage treatment plants during periods of precipitation and reduces the volume of untreated liquid to local surface waters.
A voluntary paperless voluntary cleanup program, and a shift to electronic documentation will replace submission of hard copies for the review of project documents, communications, and milestone reports.
Our executives know the power of community involvement, maintaining strong relations with local officials and citizens in Flushing, Queens. In 2020 at the start of the pandemic, F&T Group donated time and money to its restaurant tenants, enabling them to maintain operations while also making food for 1,000 first responders (NYPost).
Later that year, F&T Group unveiled a large art piece on the Queens waterfront to help draw foot traffic. As part of the annual art exhibition in partnership with Crossing Art gallery, Asian American artist Jeane Kwon’s sculpture was unveiled to bring more vibrancy to the underutilized areas and to bring attention to a project for a public waterfront park (Real Estate Weekly).
